It's a good idea to open a bank account in Spain as soon as you can. If you're buying a property, it's easier to set up direct debits so that your utility bills are paid automatically. Banks in Spain are more competitive than they were a few years ago and you can get some good offers on all kinds of accounts, particularly if the bank sees that you have a regular sum of money coming in, such as a salary or pension payments. You need to be at least 18 to open a bank account and provide proof of your identity (such as your passport or NIE certificate (See Above)
In Spain two kinds of bank accounts exist for international clients: cuenta para residentes (for customers with a Spanish residence permit), and cuenta para no residentes for non-resident clients. This is due to the difference in tax obligations for residents and non-residents. According to Spanish law, individuals who satisfy one of the following conditions are deemed resident for tax purposes:
- People who spend 183 days per year or more in Spain
- People who have made Spain the centre of their business or professional activity
- People with a spouse or underage children who are resident in Spain.
HOW TO OPEN A BANK ACCOUNT - RESIDENT
If you are resident here: Simply go to the bank with your Spanish residence permit and you will be able to open an account there and then.HOW TO OPEN A BANK ACCOUNT - NON RESIDENT
Go to the bank of your choice with your passport and, if possible, a standard non-resident certificate. To obtain a certificate, go to your nearest Police station (Dirección General de la Policía) with your passport and a full photocopy of your passport and apply for a "certificado de no residencia". You will have to go and collect it about 10 days after applying.These days more and more Spanish banks do not insist on non-residents giving them a certificate. Some even offer to apply for one on their client's behalf, which saves you from having to go to the Police Station yourself. They generally charge about 15 euros for this service. Banks are obliged to check that clients still have non-resident status every two years
Spanish banks do not insist on a minimum deposit on opening a bank account in euros, but they may if you want to open your Spanish bank account in another currency. Most Spanish banks will charge you a small sum for opening the account and all banks charge a small amount (15-25 euros per year) for maintenance.

All foreigners with any kind of fiscal (tax) obligations here in Spain are required to obtain a foreigner's identity number, called an NIE (Número de Identificación de Extranjero), which identifies you to the Spanish tax authorities. This is very similar to the National Insurance number which you have in your own country. This original certificate is essential when completing many of the transactions on a daily basis in Spain - buying and selling property or getting a car registered in your name are just some of the times when you will need to have this document. We will prepare the paperwork for the application and then accompany you to the relevant issuing office to obtain this certificate.

The padron reflects the details for your property so if your property is owned by a husband and wife then both their names will be on the padron. However if you have children or anyone else that will reside with you in the property, they too will need to register at the Ayuntamiento to obtain a padron.The padron informs the local Spanish Government in your area that you are a property owner, and that you are residing in Spain. You will then be added to the official database where they can monitor their annual spending for the area in which you live.
The Spanish Government are taking large steps to ensure that anyone processing their residency or buying a Spanish car have to have a padron so it is important to get this little bit of paperwork processed as soon as possible. Without this paperwork it would be illegal to process your residency or purchase a Spanish car.
To process your padron you will need your passport, NIE number, a utility bill (water, electric, telephone) and a copy of your title deeds for your property. If you are renting the property then you will also need to have a long term lease contract and you need to produce a copy of this, please remember that the previous owner of the property will need to firstly sign off the padron before another family can sign on.
You will be registered at the Ayuntamiento until you sign off to change address. The padron certificate that is issued at the Ayuntamiento is only valid for 3-months and is for specific use only. If you need to provide it again after this period then you will need to take the old one back to the Town Hall with your passport and request a new certificate.

This is the process whereby you nominate someone to transact on your behalf, for example to buy or sell houses, open bank accounts and sign documents. This can be between partners and on a reciprocal basis, giving both equal rights to effect transactions on behalf of each other. Also, this can be arranged for a third party, meaning that the purchasers/sellers of properties do not need to be present at the Notary when the sale takes place.
Power of Attorney can be given to one or two persons, for example, meaning that if one person cannot attend the signing for a property, the second person can go in their place and both represent the original Buyer/Seller. The Rental and Sales Centre can offer this type of representation or alternatively our solicitors.
The POA takes place in the Notary, in front of the people transferring powers and a translator. The document can be produced in Spanish, or in Spanish and English.
POA can be arranged with an expiry date, and after this date the document becomes invalid. This means that the person holding POA can only transact on behalf of the individual for a limited period. If POA is granted for an indefinite period of time, the same people have to return to the Notary when they desire to revoke the Power.

RE-REGISTRATION IMPORTED CARS
